رویکرد درآمد
رویکرد درآمد، که گاهی بهعنوان رویکرد تبدیل به سرمایه کردن درآمد نیز شناخته میشود، نوعی روش ارزیابی املاک و مستغلات است که به سرمایهگذاران اجازه میدهد ارزش دارایی را براساس درآمدی تخمین بزنند که دارایی ایجاد میکند. این ارزش با محاسبه درآمد خالص عملیاتی اجاره جمعآوری شده و تقسیم آن بر نرخ تبدیل به سرمایه بهدست میآید.
Income Approach
The income approach, sometimes referred to as the income capitalization approach, is a type of real estate appraisal method that allows investors to estimate the value of a property based on the income the property generates. It’s used by taking the net operating income (NOI) of the rent collected and dividing it by the capitalization rate.
